Search Process

At this stage, you will have access to your own portal on The Investors Agency APP and our team has begun the search for property for you. There is a 70% probability to find off market assets.

Market Selection

Once our team identifies a property for you, you'll receive details about its market location. You'll get a concise information report, a 6-7 minute video, and links for further research and due diligence.

Property Presentation

The property presentation covers the suburb location, nearby school, hospitals etc, estimated property value with evidence, details on easements, rental value, initial purchase cost comprehensive income and expense analysis.

Property Walkthrough

Our thorough property inspections are a critical part of our process. We evaluate each property against a rigorous set of standards to ensure it meets our strict criteria for quality and investment potential.

Negotiating best deal

When we find a good investment, we’ll help you through the process of exchanging contracts, focusing on making everything clear and open. We also do a thorough check of all important financial and legal papers to protect your interests and make sure your investment is safe.

Building & Pest Report

We make sure your property is in great shape by organizing detailed inspections for building issues and pests. Our property management services are designed to remove the stress of looking after your investment.

Unconditional

We carefully look after the settlement and pre-settlement steps, making sure all the conditions are met for a smooth change of ownership. We handle all the details to ensure the process goes as smoothly as possible for you.

We’re often able to conduct our walk-though inspections within 3-4 hours of finding your property with our independent inspectors. This ensures you are receiving transparent and accurate footage and commentary on the property.

Negotiating
Best Possible Deal

We will negotiate the best possible deal on your behalf and safely get your offer and contract reviewed buy your solicitor/ conveyancer prior to you signing. Once we have a completed contract, all parties will be notified so all legal and finance procedures to commence.

We will then introduce you to some of the greatest property managers & organise your building and pest inspection.

Building & Pest Report

Your building and pest report will be reviewed by one of our experienced team members who will send you this report along with a breakdown of important points to be aware of. This will simplify the process for you.

We will then arrange a call with you to go through the points together and discuss any potential negotiations that can be made.

Unconditional

At this stage you would be unconditional, which means you have satisfied your building and pest and finance clause. This is where we will make sure that your property managers are starting the process of sourcing tenants (if required). We will make sure your insurances are in place, if required we will introduce you to a tax depreciation expert to ensure you are receiving the strongest potential return on your investment, We will ensure your solicitors and brokers are on track leading up to settlement day.

Generally, a couple of days before settlement we will organise a pre-settlement inspection to check the final condition of the property.
