We have spoken with the agent and they will accept a longer settlement of 3 months, meaning settlement may not be until December which would mean you guys would only hold onto the property with the lower yields for 2 months. For us this is a good opportunity, as owner occupiers will not be interested in this property as it is tenanted and many investors are not in a position to hold onto the lower yields until February. In terms of pricing, the last 4 bedrooms in the area have sold for $600 000 +. However as this one is not suitable to owner occupiers we feel there may be potential here. The value is really hard to give in this current market however we feel a purchase under $550 000 is a solid buy based on the last 3 comparable sales. The rent in 3 months would be close to $500 per week (just to give you an idea on the expected cash returns)
